  • Can you hold a place before I apply?

    We can hold a property for up to 14 days with a $500 holding deposit that will be applied to the security deposit upon move in.
  • Do I pay first month’s rent and last month’s rent with my security deposit?

    No, first and last months rent is no longer a term we use. It confuses tenants into thinking they don’t have to pay their last month’s rent. We collect 1 month rent and a security deposit equal to 1 month rent.
  • How old do you have to be to apply?

    We require applications for anyone over the age of 18.
  • Is the deposit refundable?

    The security deposit is fully refundable and the pet deposits are half refundable.
  • Who needs a cosigner?

    Typically, a cosigner is required for those who don’t have enough credit.
  • You have a property I want to rent. How do I apply?

    After calling to make sure we are not processing another prospect’s app, our application can be found on our website.
  • How do I pay rent?

    Rent can be mailed or dropped off, if after hours we have a drop slot. Tenants can also pay rent online with a checking account.
  • I want to get a pet. What do I do?

    If you are already a tenant and would like to acquire a pet, please just call and let us know and we will add the $200 deposit to your ledger.
  • I want to move out, but my roommate wants to stay. What do I do?

    We have a roommate release form for just this event. The remaining tenant must qualify on their own and provide pay stubs showing this. After that, both tenants must come to our office to sign paperwork in person.
  • My lease expiration is coming and I want to move out. What do I do?

    We require a 30 day notice to vacate in writing, or you can provide this notice via your on line portal.
  • Who is responsible for paying for repairs & maintenance requests?

    If you break, you pay for it. If it is normal wear and tear or an act of god, it is paid for by the owner.
