“The Phoenix Rental Home Market”

The Phoenix Rental Home Market is most exciting and has been for years. The prices of rentals in the past have been lower than many large metro areas. As the prices of real estate have gone up over the past several years the rents are starting to increase. An October 29, 2006 article in the business section of the local Republic and Gazette, stated rents are increasing by 7% annually.  As the workforce income increases, as it has already started to do, this annual increase should be more.  Of the 300 homes we lease and manage, we are averaging 40-50 days to get a home rented.

With thousands of apartments being converted to condos over the past two years, causing the apartments vacancies to decrease, single family homes are becoming even more in demand. Also as the rates go higher in apartments, most would rather have a home with parking, storage, yards and privacy. Phoenix metro area will need 45,000 to 60,000 housing units annually to keep up with the population growth (2nd in the country-2006) over the next five years. This is all good for the single family rentals.
